Interest runs from the due date once the 30-day grace has passed. Rate and grace are
configurable per by-law; 10% is the s85 (SSMA 2015) default.

Requests and the 28-day clock
Every request needs a written decision within 28 days, reasons if refused, and no fee
may be charged. Plans cap at 12 months; a further plan can follow.

Can we take recovery action? NSW, from 27 October 2025
Case inputs
The gate is deliberately strict: any single failed condition blocks recovery and puts the
owners corporation at risk of a Tribunal review and a costs order.

Recurring obligations per scheme NSW as at October 2026
This is the second tool in the sequence: one obligation register that reads from the
scheme record, so nothing is chased from memory or a spreadsheet.
Demonstrator built for evaluation, not for live scheme records. Interest is simple interest at 10% per annum
from the due date with a 30-day grace, per s85 Strata Schemes Management Act 2015 (NSW); confirm against each
scheme's by-laws before relying on it. Payment plan rules reflect the Strata Schemes Legislation Amendment Act
2025 and Regulation 2025, commencing 27 October 2025: 12-month cap, 28-day written decision, written reasons,
no plan fee, no recovery while a plan is being complied with, 30 days notice before proceedings.
